Searching responsibly

Every search here is a brief, not a promise. Property in Cambodia is bought within a specific legal framework: foreigners generally cannot own land, while eligible foreign buyers can own co-owned, strata-titled units above the ground floor, subject to legal restrictions and a foreign ownership quota within each building. That is why apartments and flats are the most common starting point for international buyers.

Detached, terraced and townhouses sit on land, so buying one as a non-Cambodian needs careful, lawful structuring such as long leases. We will never suggest a nominee arrangement to bypass the rules. Before committing to anything, instruct an independent Cambodian lawyer; BNG Legal's foreign ownership guide is a useful primer.

Prices vary widely between Phnom Penh's riverside districts, provincial towns and the coast, and we do not quote figures we cannot verify. Choose your currency for convenience; your lawyer and bank will confirm actual transaction terms. Read more in our guide to buying property in Cambodia or see the services we offer.
